Media Release 17/11/17
Within just six weeks of joining The Agency, Bethwyn Richards has set a new suburb record in Clovelly for a semi-attached house, 13 Beach Street sold for above $4.3 million this month.
Along with this amazing result, Bethwyn Richards also sold a deceased estate, 67 Carrington Road Randwick, for $2.855 million. This was for a former client whom Bethwyn previously sold three homes for in the last two decades.
Further to these impressive results, is the sale of 4-/6-8 Jacques Avenue, Bondi Beach, sold the 30th of October 2017. Bought for $1.28 million in April 2015, Bethwyn sold the two-bedroom apartment for $1.76 million just two and a half years later. The vendor was astounded, this works out to be a monthly increase in value of $16,000.
This year’s momentum certainly isn’t over for Bethwyn Richards, she has just listed two stunning new homes including a 200sqm penthouse apartment looking over Tamarama, 2/11 Carlisle Street. With a $3 million plus price guide and a unique 40sqm studio on title, this will be another stellar result for Bethwyn before the year’s end.
Throughout her career, Bethwyn has dominated the high-end property market and set suburb records across Sydney’s eastern beaches. Her achievements have been extraordinary – she was consistently ranked McGrath Estate Agents’ first and second female agent.
“Bethwyn continues to amaze me, how she has been a top agent in this industry, while juggling a young family. Over her 22 year career she has consistently ranked the number one and two female agent at her previous network and set numerous records along the east coast of Sydney. She is also a wonderful and supportive mother to three boys. I take my hat off to Bethwyn and am humbled she has joined The Agency,” says Matt Lahood, CEO The Agency.
High energy, focus and connection are Bethwyn Richards’ defining service qualities and have led to outstanding results such as 1/46 Cliffbrook Parade, Clovelly. Achieving $5,800,000 in December 2016, this sale still holds the apartment record for Clovelly, Bronte and Coogee.
Testament to Bethwyn’s ability to impress vendors and purchasers alike, is her track record of selling the same property multiple times. March this year, Bethwyn sold 43 Knox Street Clovelly for $6,150,000, this is the third time she has sold the property, the previous time being September 2011 for $4,212,500. Then there is 801/152 Campbell Parade, Bondi – Bethwyn sold this particular property twice in 12 months. The final sale achieved $7,575,000 in November 2016.
“I focus on understanding and connecting with both vendors and purchasers. I ensure they feel completely confident in the process and gain the trust they require in these very delicate negotiations,” Bethwyn Richards explains. “From that trust and relationship building, many of the properties I have sold I have subsequently gone on to sell a second, third or fourth time.”
According to Bethwyn, the real estate industry has seen a shift over the last 18 months – there has been an injection of renewed energy for both agencies and individual agents. It has been this momentum that encouraged Bethwyn to change brands after 22 years.
“The Agency has a very strong presence in the market and this felt like a great move for me,” Bethwyn says. “The boutique look and feel of the brand is the perfect fit for my clients and the type of properties I sell.”
Along with outstanding results, Bethwyn has built relationships with a stable of highly valued and high-profile clients. This includes business identities Chum Darvall, former CEO Deutsche Bank Australia, and ihug co-founder and entrepreneur Tim Wood; entertainment identities such as award-winning director and screenwriter Jane Campion and late actor Heath Ledger; and star cricketer David Warner.
An avid runner, The Agency’s stunning Bondi Beach location might also have had something to do with attracting Bethwyn Richards…
“It’s a magnificent space to work from, to be immersed in the cosmopolitan feel of this great beachside location. It’s a great place to meet clients for a quick lunch or coffee in the beautiful restaurants and to see my likeminded clients running coast to coast in the mornings.”
