The unusual move that made this seller $4.8m: The AFR

Featured in The Australian Financial Review How It Sold column, 3/29 Wheatleigh Street, Crows Nest, on Sydney's North Shore, presented by The Agency's Jason Roach and Joe Musico was the third property in a four home development to be sold. 

The vendors converted a modest Californian bungalow owned by the vendor's family for 60 or so years into four luxury townhouses. They retained one for the family and sold the other three. 

Speaking in detail about the development of the site and building process with The AFR, vendor Ted James said the entire project took almost five years.

"It was a lot more work than I was expecting. The entire project took something like five years. The first two years were spent thinking about it and getting an architectural drawing we liked," said Mr James.

They hit the sweet spot in terms of what the market was looking for and correctly pricing the properties, said agent Jason Roach.

"He went to great lengths to use a good quality architect, Corben Architects, and high-quality builders. He tailored the product to a market that not just had demand for the product, but had the capacity to pay. The $3 million to $3.5 million for a 2½ bathroom space, that’s a lot of money," said Mr Roach.
